    Rural Cropping Property in KOJONUP

Riverbends is located 42kms north west of Kojonup on the Kojonup-Darkan road and has frontage to the Arthur River on its eastern side. The property has been digitally mapped with approximately 902 hectares considered croppable and the remainder is grazing with areas of tree plantation.

The country is undulating with the soil types being mainly medium gravelly loams and some lighter sandy loams. These lighter loans are where the majority of the plantation trees have been planted. Original vegetation for the area is Wandoo, Jam, Red gum, River gum and Sheoak.

The property is fully developed with the fencing being mainly ringlock including steel and timber posts and is in fair to average condition. There is a total of 23 main paddocks.

Stock water supply comes from 20 dams and 3 soaks and is considered very reliable. The average annual rainfall is 550mm. Various rainwater tanks provide an adequate supply of water for both spraying and domestic use.

The main homestead is comfortable and overlooks the river. It is constructed of weather board and brick with a new tin roof and comprises 4 bedrooms, kitchen, lounge, office and laundry. There is a veramdah on four sides.
The second residence is a three bedroom transportable home, constructed of Hardieboard with a tin roof. This is in good condition and would be suitable for staff or extra family/friends.

Infrastructure includes: a four stand shearing shed with new steel sheep/cattle yards and a working capacity of 1,500 head(sheep); A 30ft x 60ft workshop/general purpose shed with a cement floor and power connected; A timber framed general purpose shed with tin walls and roof; A small general purpose shed; a 150 tonne fertiliser shed with a sliding roof; various silos - 3 x 500bu, 1 x 200bu, 1 x 2,500bu all with a cone base.

The vendors have been concentrating on sheep and wool production over the past few years with a minimum of cropping which should be seen as an advantage for future livestock or cropping production.
